Bay Area Community Land Trust (BACLT) is seeking a full-time Director of Stewardship & Asset Management to join our staff team based in Berkeley, CA. The ideal candidate will resonate with BACLT’s mission, vision and values, and be committed to furthering BACLT’s work to create and support affordable, resident-focused communities. Like all staff roles at BACLT, the Director of Stewardship & Asset Management’s responsibilities will involve a mix of independent and collaborative work, and a flexible, cooperative approach to the position is critical to meet the multifaceted and evolving needs of the organization and our resident members.

ABOUT BACLT

Founded in 2006, The Bay Area Community Land Trust (BACLT) is a member-based nonprofit organization whose mission is to create permanently affordable, resident controlled housing for low- and moderate-income people in the East Bay through community ownership of the land. BACLT aims to build community and enhance the quality of life for East Bay residents through resident training, policy advocacy, and the development of permanently affordable cooperative housing units. The organization works in partnership with residents, community groups, and local governments to preserve multifamily housing by converting properties from rental units into resident-led affordable housing cooperatives. BACLT currently has ten properties, with over 130 residents, in varying stages of co-op formation and self-management.

SUMMARY OF POSITION

The Director of Stewardship & Asset Management (DSAM) is responsible for the development and implementation of asset management strategies to ensure that BACLT’s properties achieve their best financial and physical condition, as well as ensure that all Local, State, and Federal agency regulation requirements are met. The DSAM is hired by and reports to the Organizational Director, and works closely with the BACLT collaborative team of staff and board committees. The DSAM will also work collaboratively with the Organizational Director and Project Committee to assess potential new project acquisitions and bring those projects into the Land Trust portfolio. BACLT seeks an individual who will bring skills, enthusiasm, and readiness to grow into a leadership role in some of the following essential shared areas of work:

Property Asset Management (~40%)

  • Ensure the financial and physical health of all properties in the BACLT portfolio, in collaboration with the Organizational Director and other staff and technical experts

  • Create & manage annual property operating budgets

  • Ensure management of monthly rent rolls until residents are self-managing their own rent rolls

  • Ensure management of income and expenses until residents are self-managing their properties

  • Ensure process for advertising and filling vacancies as needed

  • Establish long-term capital needs plans and preventative maintenance plans

  • Ensure compliance with all regulatory guidelines at all times

  • Enforce lease and regulatory requirements as necessary (e.g., late rent, income certifications).

  • Review portfolio performance, identify under-performing issues and work collaboratively with residents and staff to identify solutions

  • Provide direct support and supervision to the Operations Manager, including regular evaluations.

Financial Management and Business Planning (~20%)

  • In collaboration with the Organizational Director:

    • Develop & manage an Asset Management Business Plan

    • Ensure the overall financial health of the organization and its properties by overseeing all financial management on a weekly, monthly, and quarterly basis, to ensure that the organization remains in good financial standing and troubleshoot financial challenges before they impact the financial health of the organization or properties

    • Support the development of the organization’s annual operating budget

    • Work with the bookkeeping team to ensure timely quarterly financial reports and annual financial reporting are delivered to the Board and at the annual membership meeting

    • Ensure all program and financial records are maintained for proper auditing according to BACLT policies

  • Manage Financial & Compliance Reporting for all properties

  • Work collaboratively with the Board Finance & Oversight Committee and Treasurer to ensure that BACLT’s Finance Policy Manual is kept up to date and implemented

General Administration (~20%)

  • Maintain asset management database and documentation systems

  • Contribute to organizational visioning, planning, and system management improvements

  • Collaborate with Organizational Director in hiring, personnel decisions, HR policy development, organizational systems development, and board & staff development efforts

  • Support development and administration of procedures and policies to strengthen internal systems for personal and organizational sustainability

  • Attend staff and Board committee meetings for collaborative input and cross-training

  • Attend training and education classes to maintain current knowledge on Asset Management best practices through industry training sessions and annual conferences, as needed.

Co-op Conversions, New Project Development & Support (~5%)

  • Work with the Organizational Director and Project Committee to evaluate new properties for development, property management, lease-up, construction management, risk management, welfare exemption filings, and accounting.

  • Support efforts for all new project Acquisition/Rehab in collaboration with staff and other technical experts (consultants and contractors)

  • Support the application process for financing and refinancing of properties as needed, in collaboration with the Organizational Director and Finance & Oversight Committee

  • Support the Organizational Director in representing BACLT in relation to all funding and finance relationships with project lenders, especially with the local city jurisdictions

  • Support the Co-op Conversion process in collaboration with staff and other technical experts (consultants and contractors)

  • Support staff team with resident organizing and strategies to bring housing under community control

Community Engagement and Relationships (~5%)

  • Support BACLT education and advocacy efforts as needed

  • Build trust and maintain working relationships with residents, landlords, brokers, professionals, lenders, and city staff to move new projects through acquisition in a professional manner

  • Represent CLT & Co-op models through local, regional, and state-wide policy initiatives

  • Develop positive working relationships with internal team members including Co-op residents through collaboration, proactive communication, and empathy

Welfare Tax Exemptions (~5%)

  • Manage initial and annual Welfare Tax Exemption filings and compliance

  • Manage completion of Annual Household Income Re-certifications with support from other staff

Insurance Management and Procurement (~5%)

  • Procure insurance policies in collaboration with staff and Co-ops

  • In collaboration with the Organizational Director, initiate and track new and open insurance claims as needed

WORKING CONDITIONS

  • Work primarily takes place in the BACLT office, located in the Strawberry Creek Design Center in Berkeley, CA. There are cafes, restaurants, and parks in easy walking distance from the office.

    • Accessibility note: the office is up two flights of stairs

  • BACLT offers a hybrid work schedule with a minimum 24 hours per week in-office during business hours (9:00am-5:00pm) and up to 16 hours of remote work per week

  • Must be willing to work occasional irregular hours as needed, including evenings and weekends

  • Occasional driving onsite to BACLT properties or event locations (mileage reimbursed)

  • Use of a personal smartphone for shared office phone line (monthly phone stipend provided)

SALARY & BENEFITS

  • Salary range: $90,000-$100,000 (commensurate with experience)

DESIRED QUALIFICATIONS

  • At least 5 years of experience working in a nonprofit, affordable housing, cooperative housing, community development, or related mission-driven organization

  • Working knowledge of property or asset management operations, including some combination of rent collection, vacancy marketing and leasing, maintenance coordination, capital needs assessments, and financial or compliance tracking

  • Working knowledge of organizational financial management, including budget development, expense tracking, financial projections, and compliance reporting

  • Experience supervising and supporting direct reports, including ability to delegate tasks and collaborate as needed

  • Familiarity with, or strong interest in learning, the community land trust and/or housing cooperative model

  • Strong written and verbal communication skills, with the ability to communicate clearly and respectfully with residents, staff, partners, and the public across multiple platforms

  • Demonstrated ability to manage competing priorities, work independently, and exercise good judgment in a fast-paced, evolving organizational environment

  • Experience collaborating using Google Docs and Google Sheets

  • Strong organizational skills, including the ability to plan, track, and follow through on multiple projects simultaneously

  • Alignment with BACLT’s mission, values, and commitment to racial, economic, and housing justice

  • No minimum education requirement; lived experience and transferable skills are valued

PREFERRED SKILLS

  • Experience using Google Workspace and work management platforms (e.g., Asana); familiarity with Airtable and/or AppFolio is a plus

  • Experience working in or alongside property management systems, with an ability to apply a trauma-informed and resident-centered approach

  • Experience working with institutional partner stakeholders, including lenders, contractors and maintenance vendors, and government agency compliance monitors

  • Strong collaboration skills and a demonstrated ability to build trust and positive working relationships across teams and with community members

  • High attention to detail and follow-through, particularly in administrative, financial, and compliance-related tasks

  • Clear, thoughtful communicator who can adapt tone and messaging for different audiences and contexts

  • Self-aware and reflective, with a willingness to learn, receive feedback, and adapt practices over time

  • Strong work ethic and initiative, including the ability to anticipate needs, problem-solve, and keep projects moving forward amid changing conditions

  • Bilingual Spanish/English is a plus, but not required
