About the Unit

Unit 5 (Studio) – $924/month – 2nd floor

All utilities + wifi are included with rent. Located on the second floor of the building, the available non-smoking unit is a 340-square-foot corner studio with wood floors, tall ceilings, two large windows (facing east and south), and a recently renovated bathroom. It comes with a small refrigerator but does not have its own kitchen. A shared kitchen is available on the first floor of the building. A nearby shared deck offers outdoor hang-out space.

Other Costs

  • Deposit = 1 month's rent + 1st month's rent

  • For a second adult occupant, an additional utilities charge of $50/month would apply.

  • All rents are adjusted on January 1 of each year to follow the financial calendar year.

  • Pets could be considered on a case by case basis. Pet deposit would be included.

About the House & Collective

Fairmount House, a cooperative affiliated with the Bay Area Community Land Trust (BACLT), is seeking a new member to join our home. The available unit is a studio with a private bath and will be available October 15th - November 15th (target November 1st move-in).

Founded with a vision to support permanent, affordable, resident-run housing, Fairmount House is unique in that we take on the responsibilities of managing our home and property rather than allowing a landlord to make decisions for us. While we are definitely a community, we also appreciate our privacy and maintain independent social lives. We strive for inclusion and diversity, with tenants from varying backgrounds ranging in age from their early 30s to mid 70s. Co-op responsibilities include attending monthly community meetings, volunteering at least eight hours a month, doing chores around the house, and joining at least two of the co-op’s committees – maintenance, finance, policy, or garden.

THE BUILDING

Built in 1908, Fairmount House is a three-story brown shingle mansion with 10 separate studios, set off from the street with a brick staircase and wrought-iron gate. Laundry and kitchen facilities are shared. Each room has its own entrance, bathroom, and refrigerator. Our front yard is a work in progress, with space for interested gardeners. The house is convenient to several grocery stores, Lake Merritt, Piedmont Avenue, Lakeshore Avenue, Pill Hill, and Mosswood Park.

ACCESSIBILITY INFORMATION

There is a staircase leading up to the house, and another staircase leading up to the second floor, where the available unit is located. Altogether, there are 49 stairs between the sidewalk level and the unit. The property is not wheelchair accessible, but we welcome differently abled people.

Application Process

  1. RSVP for one of our open houses on Saturday, Sept. 12th 10am-2pm or Sunday, Sept. 13 4pm - 8pm to take a tour and meet current residents.

    1. To RSVP for one of the open houses, please send an email to fairmounthousecoop@gmail.com. You will then be sent a link to sign up for an open house time slot via a website called Slottr along with the address 🙂

  2. Applications will be provided to open house attendees. Applications must be submitted by midnight on Wednesday, Sept 16th to fairmounthousecoop@gmail.com.

  3. Candidate interviews will take place between:

    1. Sat, Sept 26 - 12pm - 4pm

    2. Sun, Sept 27 - 3pm - 7pm

  4. Selections will be made by Oct 7th.

  5. Attend a BACLT Online Orientation Session (Required)
    If selected, you must attend a 1-hour BACLT orientation prior to signing a lease. All interested applicants may attend an orientation at any time throughout the above process, and will be eligible for other BACLT vacancies.People needing a special accommodation for translation, visual or hearing assistance can send a request to: vacancy@bayareaclt.org.

    1. If selected via Interview, BACLT will confirm eligibility:

      • Minimum income = monthly income (pre-tax) is at least 2x rent cost

        • ($1,976 - $2,120/month)

      • Maximum income on move in = $95,050 (80% AMI)

      • Soft Credit Check

      • Satisfactory rental reference
