Affordable Renovated Co-op Apartments

Bay Area Community Land Trust (BACLT) is delighted to announce the availability of 2 apartments at 12th Ave in Oakland for households earning less than 80% of Area Median Income (see maximum household income limits below). Security Deposit equal to one month’s rent. Applicants must earn a minimum monthly income of at least 2x the monthly rent and utility cost income.

12th Avenue Co-op Formation

Join existing resident co-stewards at 1432 12th Ave to establish a long-developing Affordable Housing Co-op in Oakland. Built in 1889, the Italianate-style home sits in one of Oakland’s earliest neighborhoods, and the building shares an equally rich history – from single-family home to apartments, to squatters and tenant activists organizing against a negligent property owner. It's a 2018 tenant-led fight against the building owners and prospective investors that led to a partnership with Bay Area Community Land Trust, to create lifelong affordable housing for the families living in the building’s seven units.

Historically a collective of resident community organizers, Bay Area Community Land Trust will continue to work with 12th ave resident co-stewards to provide educational sessions throughout the co-op formation process, as the 7 households continue to build out self-governance systems to become a formal legal Cooperative, owners and property managers.

12th Avenue is seeking to add diverse collective-members that are community minded, flexible, and committed to co-stewarding the property with other residents and BACLT staff. People with skills in landscaping, building maintenance, bookkeeping, meeting facilitation, finance, organizational governance, nonprofit administration, housing project management, community living, and/or familiarity with the history and ideals of the cooperative movement, are a plus. 

Residents should expect to devote time every month to co-op tasks (decision-making meetings, working with BACLT staff, special projects, etc.). To learn more about the residents and active co-op conversion process, reach out to BACLT staff to connect with current residents!

Accessibility information:

The property was built in 1890 without wheelchair accessibility, however, reasonable accommodation and modification requests are welcome for review. Two units are located on the 2nd floor, and one is located on the 3rd floor.

Stairs: there are 3 steps from the street level through front gate entry. An additional 10 stairs to the building's front door. From the 1st floor to the 2nd floor, there are 20 stairs. From the 2nd floor to the 3rd floor unit, there are an additional 17 stairs (total 50 from street level).

Doors: while building and apartment entry doors are 32” or more, interior bedroom doorways are 29”

2. Attend an Online Orientation Session (Required): All interested applicants must attend a 1-hour Orientation Session before they can receive an application. Visit www.bayareaclt.org/orientation-sessions to register for an Orientation Session.
